What the certificate shows
An Encumbrance Certificate sets out registered transactions relating to a property for a stated period. It is commonly requested by buyers and lenders as part of a documentation review.
What it does not cover
The certificate reflects registered entries for the period and property details specified. Matters that are not registered, or that fall outside the requested period, will not appear in it.
For this reason the certificate is read alongside the title deeds and other records rather than in isolation.
